1. Put safety first

  • Electricity and water do not mix. If water is near outlets, cords, appliances or the electrical panel, do not walk through it. Turn off power to the affected area only if you can reach the breaker safely; otherwise leave the area and call a licensed electrician or your utility.
  • Watch the ceiling. A sagging or bulging ceiling can hold water and may come down. Keep people and pets out from under it, and do not turn on ceiling lights in a wet ceiling.
  • Treat sewage and flood water as contaminated. Water from a sewage backup, a toilet overflow with waste, or outside flooding can carry harmful contaminants. Avoid contact, keep children and pets away, and wear boots and gloves if you must go in. See sewage backup cleanup and storm and flood cleanup.
  • After a storm, do not enter a flooded home until local authorities say it is safe.

2. Stop the water

  • Shut off the water at the main valve, or at the supply valve for the toilet, sink or appliance that is leaking.
  • If the water is from an AC unit, turn the system off at the thermostat. See AC drain line leak water damage.
  • The leak itself is repaired by the right trade, such as a plumber, roofer or HVAC contractor. See burst pipe and appliance leaks.

3. Document the damage

Take photos and video of the water, where it came from, the water line on walls and any damaged belongings before anything is moved or thrown away. Your insurance company may ask for them.

4. Protect what you can

  • Move rugs, furniture, electronics and valuables out of the water.
  • Put foil or wood blocks under furniture legs that cannot be moved.
  • Lift curtains and furniture skirts off wet floors.

5. What not to do

  • Do not use a household vacuum on water.
  • Do not run fans or open windows without a plan. In Florida's humid weather, outdoor air can add moisture instead of drying, and fans can spread contaminants from dirty water.
  • Do not throw away damaged items before they are photographed.

6. Get the water out and the building dried

Wiping up visible water is only the start. Water soaks into carpet pad, drywall, insulation and subfloors, and materials that stay wet are where mold can start. Professional emergency water extraction and structural drying remove the water and dry the building based on moisture readings, not guesswork.
